Mason County hyperscale campus (Big Pond Pike) data center, Mason County, Kentucky

Mason County, Kentucky, approved rezoning 28 farm properties, about 2,080 acres north of Germantown Road near Maysville, to rural industrial for a hyperscale data center campus, adopting Fiscal Court Ordinance 26-03 after a second reading set for May 22, 2026. The six-building complex would be built and run by an unnamed Fortune 50 company, kept anonymous under nondisclosure agreements, with the city-county industrial development authority applying on its behalf.

Tanner Nichols, an attorney for the applicants, said it would create 2,000 construction jobs and 400 permanent jobs, with the company covering the full cost of more than $555 million. Not every landowner sold: Ida Huddleston, 82, and her daughter Delsia Bare turned down $26 million for about half of their 1,200-acre farm, roughly ten times the local rate of about $6,000 an acre. "Stay and hold and feed a nation," Bare said. "$26 million doesn't mean anything."

Bare said the company revised its plans using land from owners who agreed to sell. The Joint Planning Commission heard the case over two nights, March 25 and 26, then voted on April 1 and approved the development plan with a condition on April 22. "I would rather look at the country setting that I look at now," said Melissa Humphries, whose home faces the proposed complex, doubting a planned berm would hide it.

The fiscal court adopted data center regulations for unincorporated Mason County in February 2026; no construction start for the rezoned campus has been reported.
