Slate Belt Data Centers, Mount Bethel, Pennsylvania

Slate Belt Holdings, a joint venture between Talen Energy and River Pointe Logistics, proposes 23 data center buildings of 201,500 square feet each, with five substations and stormwater areas, on 753 acres between River Road and Potomac Street in Upper Mount Bethel Township, Northampton County, Pennsylvania. The campus has a goal of two gigawatts of capacity; Slate Belt bought the land, previously earmarked for an industrial project, from River Pointe earlier in 2026. In July 2026 Slate Belt Holdings filed a zoning validity challenge arguing the township's ordinance unlawfully excludes data center uses; the developers have said they would drop the challenge if a memorandum of understanding with the township is approved.

That memorandum would pay the township $50 million if the campus reaches two gigawatts, under a community benefits agreement; the township's supervisors have been revising the draft, with versions dated August 10, 18 and 25, 2026. Board chairman John Bermingham has said more changes are coming before the memorandum is shown publicly and put to a vote; the developers launched a website, slatebelttechcampus.com, saying the project "is intended to bring significant private investment to an existing industrial park while setting clear, responsible standards for data center development."
