Data centers in Spartanburg County, South Carolina: 2 projects mapped
Valara Holdings, a NorthMark Strategies subsidiary, is turning the former Kohler kitchen and bath plant on South Pine Street, on 300 acres southeast of Spartanburg, into a $2.8 billion computing center of more than 900,000 square feet. The project became public in March 2025, when the county negotiated tax incentives for a promise of 27 jobs. Construction is under way. The site is permitted for 24 natural gas generators of 2 megawatts each, and the company has asked regulators for more turbines that would raise its generation to about 450 megawatts.
In September 2026, NorthMark Compute and Cloud said the campus would use 1.2 to 1.6 million gallons of water a day, up from an earlier estimate of 459,000. "If you're a baseball player, you could go from my front yard and throw a baseball across the street to their property," said neighbor Karen Eilders.

The Southern Environmental Law Center, backed by residents at a packed Public Service Commission hearing, argued the private power plant needed state siting review. On August 27, 2026, the commission ruled unanimously for Valara, saying the facility will not export power to the grid for public use, so the siting law does not apply. "Companies like Valara can build power plants of any size without any oversight from the commission," said the law center's Kate Mixson. A separate lawsuit filed July 6, 2026, argues the county wrongly classified the project as minor, avoiding Planning Commission review.
The county has moved to stop the next ones. In June it used the pending-ordinance doctrine to freeze applications and block a data center at 300 Jones Road from Lighthouse Data Centers; zoning officials later denied Lighthouse's appeal. In February 2026, TigerDC withdrew its own $3 billion Project Spero from nearby Moore after officials denied its tax deal. On September 21, 2026, the council voted 5-1 for a one-year moratorium on data centers over 65 megawatts; Valara, already permitted, is exempt. Councilwoman Jessica Coker voted no, saying no evidence showed a public safety threat.
