STACK Infrastructure's planned AI data center campus at the Southern Virginia Megasite at Berry Hill, less than 10 miles west of Danville in Pittsylvania County, Virginia, is moving ahead after the Danville-Pittsylvania Regional Industrial Facilities Authority approved a local performance agreement on May 18, 2026. The agreement calls for $100 billion in investment and 2,500 jobs paying at least $80,500 over 30 years, the largest economic development announcement in Southside history. The company still has to close on the land and clear its own site-selection process before construction starts.

In March 2026 the authority agreed to sell STACK's affiliate up to 2,990 acres, nearly all of the remaining land at the 3,528-acre megasite, at $238,000 an acre; the deal depends on securing 299 megawatts of power from Appalachian Power by the end of 2028. The land is being bought in phases, the first closing by June 2027 and the rest by June 2031. Pittsylvania and Danville bought the megasite together in 2008 and have spent more than $217 million preparing it.

The performance agreement sets minimum local taxes of $16.25 million a year on the first 1,000 acres, rising to about $48.5 million once all 2,990 acres are bought, and requires payments if job targets are missed. Four residents spoke at the May meeting, three against the project over water use and transparency. "They say that they've got the water and power under control, the wells, but what happens if it goes wrong?" said Erin Hall, who lives four miles from the site. County economic development director Matt Rowe said the region has enough water for the project and that ratepayers will not see higher electric bills as a result.

The Pittsylvania County Board of Supervisors is expected to set a separate tax on data center equipment of $1.62 per $100 of assessed value, and the county is giving no discretionary monetary incentives. Virginia's data center sales tax exemption, which the project depends on, runs to 2035 after the General Assembly kept it in place in June 2026; under a separate state deal the project is exempt from state retail taxes until at least 2040 if it invests at least $35 billion and creates at least 1,000 jobs.
