XX Tech Park data center, Culpeper, Virginia

The whole of Culpeper County uses about 240 megawatts of power, and the XX Tech Park data center proposed at Brandy Station could need between 700 megawatts and 1.8 gigawatts. The applicant is Culpeper Acquisitions LLC, and the scheme is over 4.6 million square feet of data center space, which the Piedmont Environmental Council put at the equivalent of 25 Walmart Super Centers. The ground is farmland and battlefield.

The site is less than a mile from the new Culpeper Battlefields State Park and near the Brandy Station Graffiti House. It would need a large substation and an imposing new transmission line through two to five miles of privately owned rural land. The same developer withdrew an earlier proposal at the same place, called AttoTek, in 2022, after fierce community opposition about the effect on the historic and agricultural resources of Brandy Station. The planning commission hearing was set for the evening of Wednesday, June 12.

Culpeper has taken a lot already: eight data center campuses approved or built, and more than ten million square feet approved in recent years. Culpeper County wrote zoning limits on data centers on September 2, 2025, after this application went in.
