H5 Data Centers, based in Denver, buys existing data centers and carrier hotels rather than building large new campuses. Its biggest site is the former Yahoo campus in the Town of Lockport, Niagara County, New York, bought for a reported $49 million in a sale-leaseback deal that closed on December 30, 2024; Yahoo still operates there under a five-year lease. The buildings use a passively air-cooled "chicken-coop" design, with two on-site substations offering up to 44 megawatts.
The Town of Lockport held a public hearing on August 5, 2026 on a local law setting an 18-month moratorium on data center permitting, backed by the Niagara County Planning Board even though the town had received no new data center requests. No result of that hearing has been published.
In February 2026 H5 and the investment firm Novacap formed HyscaleIX Data Centers, a joint venture that bought three carrier hotels from 365 Data Centers in Buffalo, Nashville and Tampa, each hosting its local internet exchange. "This transaction reflects our continued focus on disciplined acquisitions and operational excellence," said CEO Josh Simms. In Albuquerque, H5 bought 505 Marquette in 2022, a 225,000-square-foot downtown carrier hotel with 20 on-site carriers, and that year also bought seven Vxchnge data centers across the US.
