NorthPoint Development data centers: 3 sites mapped

NorthPoint Development, a Kansas City real estate company better known for warehouses, has proposed data center campuses in three communities and met organized opposition in each. The most advanced is Project Hazelnut, a 15-building campus in the Humboldt Industrial Park in Hazle Township, Luzerne County, Pennsylvania. Township supervisors voted 3-0 in November 2025 to deny its land development plans, and the company and township are now in litigation over that vote. NorthPoint is still pursuing state permits for the site, which it says would use 616 of about 1,300 acres and cool servers in the hottest months with treated wastewater from the local sewer authority.

In Alabama, NorthPoint holds an option on about 687 acres near Wilsonville, in Shelby County, for a campus of 14 buildings with a projected peak demand of 1,008 megawatts, more than half the output of Alabama Power's nearby Gaston plant. Residents organized against it before any application was filed. In California, the company has filed to split a former chemical plant site in Modesto for a data center whose size and operator have not been disclosed; after a packed August 2026 council meeting, five of seven council members said they favored a moratorium on data centers.

NorthPoint has also won approval, in April 2025, to add data center buildings to the Keystone Trade Center it is redeveloping on former U.S. Steel land in Falls Township, Bucks County, Pennsylvania. Supervisors there unanimously approved revised plans covering up to 2 million square feet across ten buildings; the company says a non-disclosure agreement stops it from saying how many megawatts they would draw.
