The State of Mexico's best-known data center sits in the industrial corridor north of Mexico City. Scala Data Centers built its first Mexican site, SMEXTP01, in Tepotzotlán: an $80 million, 5-megawatt building of about 13,200 square meters (142,130 square feet), signed to a large cloud client before it opened and scheduled to start running at the end of 2023.
Space and power are getting tight. The Cuautitlán-Tultitlán-Tepotzotlán corridor had only 4.2% of its industrial space free in mid-2026 and almost no large plots left, pushing new building north toward Huehuetoca and Zumpango, the property platform Spot2.mx reported. For data centers, it said, "the decision criterion is no longer the available square meter, but megawatts" (translated from Spanish), and Toluca is gaining ground because of its high-voltage lines while the grid in the core of the metro area is saturated.
