Data centers in Dauphin County, Pennsylvania: 2 projects mapped

Dauphin County has two data center proposals. HCI DP Land Acquisition wants to build two data centers, of 401,800 and 195,000 square feet, plus a substation, on almost 250 acres of a former quarry off Wagner Street in South Hanover Township, and has also asked to rezone 496 acres of nearby land that is not currently zoned for industrial use. Separately, the Dallas-based Provident Realty has agreed to buy Dauphin County's money-losing Dauphin Highlands Golf Course, which sits in Swatara Township and Steelton, for $45.6 million to build a data center there; the sale is not expected to close until December 31, 2027.

South Hanover Township supervisors voted unanimously on July 1, 2026, to advertise a data center ordinance, after more than 100 people packed the meeting and some in the crowd shouted "No!" The draft would make every data center a conditional use, keep buildings 400 feet from homes, cap heights at 55 feet, and require water and noise studies. "Good zoning is proactive, not reactive," said Supervisor Kevin Busher. "We have a responsibility to put rules in place before decisions are made."

Neighboring Hummelstown borough has sided against HCI, saying it will help South Hanover fight the company's rezoning request before the township's zoning hearing board. The residents' group Protect South Hanover says HCI has asked to postpone both of its hearings indefinitely, so no date has been set for either one.
