Rockdale Technology Park 1 Data Center, Conyers, Georgia

Rockdale Technology Park 1 is a three building data center campus of about 837,500 square feet that SDP Acquisitions LLC, an affiliate of Atlanta based Strategic Real Estate Partners, planned on 52.78 acres at the southwest corner of Farmer Road and Lester Road near Conyers, in Rockdale County, Georgia. The Rockdale County Board of Commissioners approved the rezoning and a special use permit for the project in September 2024.

The board rezoned the land from single family residential to office institutional and approved a special use permit for a 4 acre substation pad. Georgia Power found the campus's electricity use would not interfere with existing customers nearby, and the developer said it hoped to create a technology park where students could learn about STEM; when the plan was filed in early 2024 its IT capacity and end customer were not disclosed, and the developer expected to finish in 2028.

The Atlanta Regional Commission, reviewing the plan in April 2024, said it did not fit the area's "Established Suburbs" designation, which stresses preserving single family neighborhoods, and estimated about 800 new vehicle trips a day. It urged waterless or near waterless cooling and asked for a revised site plan showing the wetlands the project would affect.

In November 2025, DC BLOX, through DCB Atlanta East LLC, filed for state and federal wetlands permits for a three building, 216 megawatt data campus on 52.84 acres described as west of Farmer Road and Lester Road, the same intersection as SDP's site. Rockdale County's May 2026 fact sheet counts only "DC BLOX on Farmer Road" as an approved data center in the county.

Rockdale County has paused new data center and battery storage applications since January 2026 while it writes new rules requiring a special use permit, closed loop or similar cooling, noise limits and a 250 foot setback from homes. On September 22, 2026, commissioners extended the moratorium through October 9 and put off a vote on the data center rules to an October 6 meeting at Assembly Hall in Conyers, after residents questioned a clause that would let some in-progress projects keep the old rules.
