Data centers in Gwinnett County, Georgia: 2 projects mapped

Gwinnett County was in the data center business long before the current rush, and so far it has stayed out of the fight that rush has started elsewhere in metro Atlanta. QTS has run a campus in Suwanee since 2005: a 385,000-square-foot facility on 56 acres the company owns, with its own substations and a planned capacity of more than 100 megawatts of power, according to QTS and Data Center Dynamics. QTS later refitted a second building there, offering tours from early 2023: Suwanee 1 DC2, for nearly 30 megawatts across six data halls. No new large data center proposal in Gwinnett has been reported in 2026, and Gwinnett is not among the counties named in statewide coverage of moratoriums and ordinances.

The pressure is building around it. By June, 34 Georgia counties and 23 cities had adopted moratoriums or ordinances or were drafting them, and Atlanta, Palmetto and Fayetteville had banned data centers outright; in neighboring DeKalb, residents spent a year pressing commissioners over a text amendment, with one activist warning that data center water demand "could put our whole water system in jeopardy." Gov. Brian Kemp is going the other way. He vetoed a 2024 bill that would have suspended the state's data center sales tax exemption, and in August he told Gwinnett County business leaders, "This is a race we cannot afford to lose," the Atlanta Journal-Constitution reported.
