Data centers in Essex County, New Jersey: 1 project mapped

Nutley has zoned an 11-acre lot at 275 Kingsland Street, across from the ON3 campus near Cathedral Avenue, for a "major data center." Prism Capital Partners, which owns the former Hoffmann-La Roche campus, won the approval in July 2025, but has announced no further details and has not filed a data center site plan. Newark, the county seat, is weighing a 12-month pause on all data centers.

The zoning replaced a warehouse plan: Prism had applied to build one at 275 Kingsland Street, and agreed to withdraw it in June 2025 when Nutley's commissioners introduced an overlay zone "so that the property can be transformed into a data center or other uses." "With respect to the Kingsland site, the redevelopment plan contemplates a data center being placed there," said township redevelopment counsel Josh Zielinski. About a mile and a half away, at 492 River Road, Nutley already has a 130,000-square-foot data center that GI Partners bought in 2018.

On September 9, 2026 the Newark Municipal Council passed a resolution by North Ward Councilman Anibal Ramos Jr. backing a 12-month moratorium on developing, expanding or converting data centers anywhere in the city, and referred it to the planning board. Large data centers are now allowed in Newark's industrial, airport and port districts. "Before we open the door to large-scale development, Newark needs rules that protect our residents, our neighborhoods and our taxpayers," Ramos said. The pause takes legal effect only if the council adopts it by ordinance.
