Flexential Data Center, Talty, Texas

Flexential, a Colorado-based data center company, has bought 110 acres near Talty in Kaufman County, Texas, for a three-building data center campus, its fourth and largest in North Texas. The first phase is a 375,000-square-foot building of 36 megawatts of power, with room for two more the same size for 108 megawatts in all; site work is expected to begin in early 2027, with the first customers moving in during late 2028. The company announced the purchase at the end of July 2026.

Flexential says the campus will serve business customers renting whole buildings or shared server space, support dense equipment racks, and use a closed-loop cooling system designed to use almost no water. "Dallas has the strongest combination of demand, infrastructure, and growth potential of any data center market in the country, and the development pipeline can't keep pace," said Ryan Mallory, Flexential's chief executive. Flexential already runs data centers in downtown Dallas, Plano and Richardson.

Talty itself has no say over the project: city officials said the property was released from Talty's zoning authority earlier in 2026 under state law, after a landowner petition to Kaufman County, so the city has no regulatory power over it.

Nearby, Forney is moving the other way. In April 2026 the Forney City Council raised the required setback for data centers from homes to 5,000 feet and required a conditional use permit, and on July 21, 2026 it directed staff to begin writing a zoning ban on data centers, which is expected to return for public hearings before a final vote.

With no city review of the Talty site, the open questions are moving to the state. Gov. Greg Abbott has directed lawmakers to consider, in the 2027 legislative session, policies to keep residential customers from paying for new transmission lines built for data centers. On September 21, 2026, Abbott ordered the Texas Commission on Environmental Quality to stop issuing new permits for data centers until the state's grid operator, ERCOT, and the Texas Water Development Board finish auditing the industry, a statewide pause that also covers this project.
