A developer has proposed the Misty Hollow Energy and Data Campus on 274 acres of a former farm at 614 Prospect Road in Forward Township. Plans call for a million-square-foot data center, an 80,000-square-foot wastewater treatment plant, a 23,800-square-foot office building and a power station, with room set aside to expand. The developer, working through 614 Prospect RD LLC, told the Butler Eagle it wants final approvals in early 2027 and hopes to finish building by mid-2029.

The site sits inside a horseshoe bend of Connoquenessing Creek, but the plans do not draw water from the creek or discharge into it. Instead the project would tie into an existing waterline and use a closed-loop cooling system, developer Allen Sherwood said in a statement, adding the design is meant to "significantly limit water demand." No tenant has been named yet, and Sherwood said the developers are still in "preliminary discussions" with possible customers.

Other Butler County townships are moving first. Penn Township drafted a data center ordinance ahead of an August hearing even though no developer had approached it, and Jefferson Township voted to write one after a fight with a solar developer. Butler County already hosts one data center, Iron Mountain's Boyers facility.

Forward Township's planning commission is now reviewing the Misty Hollow preliminary plan, and the township's supervisors are expected to vote in November on a separate ordinance covering all industrial development in the township.
