75 South Data Center Campus, Griffin, Georgia

The 75 South Data Center Campus, proposed by Industrial VI Enterprises, a Hillwood affiliate, on Tomochichi Road in Griffin, Spalding County, Georgia, will not be built. The company had applied to put seven two-story buildings totaling 2.24 million square feet on land in the county's southeast corner, but by September 3, 2026 county zoning attorney Newton Galloway said the rezoning and special exception applications had been withdrawn and the developers do not plan to come back.

Commissioner James Dutton says Spalding County's strict water and zoning rules, written after a moratorium, are why no data center has broken ground in the county even though it has approved three others. "Because our rules are so high, you'll notice that there are no data centers in Spalding County," Dutton said. "Why would you come and build here, when Butts County is going to give away the farm... and there is no tax incentive to come here." Community development director Touissant Kirk said the county has "not received any applications, plans, or other submittals related to a Land Disturbance Permit" for any of its approved projects either.
