Wallace Jackson Data Center Campus, Griffin, Georgia

The Wallace Jackson Data Center Campus, 10 buildings totaling 4.986 million square feet on 189 acres at Jackson Road and Wallace Road in Griffin, Spalding County, Georgia, was approved by county commissioners on January 22, 2026. It is now tied up in two lawsuits filed by neighbors, and developer Wallace Jackson LLC has not yet applied for a land disturbance permit.

A state Development of Regional Impact review estimated the campus's value at build-out in 2035 at $3.65 billion, with $51.656 million a year in local tax revenue; build-out is expected to take 10 years. The buildings would range from 297,000 to 780,000 square feet, and the state filing lists the landowner as Havenwood Holdings. Attorney Steven Jones said nondisclosure agreements kept him from naming an end user, though the site had drawn interest from one.

The site sits at the corner of the Butts County/Towaliga River Watershed District and has wetlands, though county rules exclude data centers from its watershed and wetland protection districts. Commissioners voted 4-0 to grant a variance with conditions, including marked buffers and diesel fuel stored away from the protected area, then 4-0 to rezone the land and grant a special exception. Neighbors warned that blasting the granite on the site could release radioactive elements into their wells and asked for regular well testing.

"It's taking precious land that people have lived here for generations to farm, and they're turning it into a data center that's not going to provide any jobs of substance to the county," said resident Gregory Berns. County Attorney Steven Ledbetter framed the project as a way to lower residents' taxes.

Two lawsuits filed in Spalding County Superior Court on February 17, 2026, by attorney Robert Fricks Sr. on behalf of nearby residents argue the commissioners ignored their own procedures and data center rules, and ask the court to vacate the zoning and bar a data center on the site. The parties were waiting in September for a judge's decision on a joint motion by the county and the developer, which Fricks expected within weeks.
