Radius Data Center, Plainfield, Indiana

RadiusDC, a data center company launched by IPI Partners in 2022, plans two buildings of 100,835 square feet each on 31 acres at the southeast corner of Smith Road and AllPoints Parkway in Plainfield, Hendricks County, Indiana. The Plainfield Plan Commission unanimously approved the primary plat on January 5, 2026, after more than a dozen residents spoke against it.

The developer calls the two buildings AllPoints 18 and 19 and describes them as edge data centers, with precast structures, a preserved corridor along Clark's Creek between the sites, and closed-loop cooling it says will use minimal water. The land was zoned for office and warehouse uses, and power is to come from a new substation under development next to the property.

A week after the vote, the company announced the campus as a 24 megawatt colocation site, starting with a first building named Indy I on the same design as its Nashville facility, with space for a matching Indy II.

Long-time Hendricks County resident Madeline Garcia told the commission, "Biggest concerns for me are the data center usage of electricity, taxpayers subsidizing that, the tax breaks that we already have in the state code and water usage." She added, "There's very little that I expect to see as a Plainfield citizen to come back in a benefit to me in the coming years, and I'm very concerned about that."

A Change.org petition started by Michelle Rollings and addressed to town council members Robin Brandgard, Lance Angle, Dan Bridget and Tom Kingseed says the main worry is "the immense water and electricity this facility would consume, potentially driving our bills up to unsustainable levels." It had 43 signatures after less than a day online, according to Data Center Dynamics.

In a statement, the town said all proposed data centers go through the same multi-step review as other major developments, and that "the Town of Plainfield does not support development that places an undue burden on public infrastructure or water utilities." The plan commission's vote was the final decision: the project will not go before the town council, because the land was already zoned industrial and only zoning changes, not permitted uses, require council review.

The town says Radius DC expects to use about 700 gallons of water a day, and that Duke Energy sent a formal "Will Serve" letter confirming it has enough electrical capacity without hurting existing customers. The Board of Zoning Appeals has since granted Radius DC variances for both buildings to allow outdoor storage and operations beyond the 10% limit set in the office and warehouse district.

RadiusDC also has sites in Denver, Miami, Nashville and Atlanta; IPI Partners, which launched the company, was acquired by Blue Owl.
