Amazon Web Services bought 189 acres in the Devlin Technology Park in Bristow, Prince William County, Virginia, where it plans to build data centers. The $700 million sale from Stanley Martin Homes closed in November 2025, on land zoned for up to 3.5 million square feet of data center space after county supervisors approved the rezoning in November 2023. Amazon has not said what it will build there or when construction might start.

The rezoning followed a fight that lasted through an overnight Board of Supervisors meeting in November 2023, when the board voted 5 to 3 in favor. Residents challenged the vote in court and lost, both at trial and on appeal. "There's been pushback since day one. People are not happy about this whatsoever. This is like the last straw," said nearby resident Catherine O'Connor, who said she worries about truck traffic, water and the power grid.

The county board has grown more skeptical of the industry since the vote. Chair Deshundra Jefferson, who took office afterward, said of Amazon: "[Amazon] paid an eye-popping sum of money for that land. Surely, they can pay more in taxes." Supervisor George Stewart, elected in November 2025 after campaigning to limit data centers, said residents should not end up "paying their energy bill."

Amazon already owns or leases more than 50 data centers around Prince William and nearby counties. The Devlin land is zoned and ready, but no construction has been reported since the sale closed. The next lever residents have is the county board, which sets the tax rate on data center equipment and, under Jefferson, has pushed to raise it.
