AWS Manassas Nokesville Road data center, Manassas, Virginia

Amazon Web Services is building a 250,000-square-foot data center at Dean Drive and Wellington Road in the city of Manassas, Virginia. AWS bought the two vacant parcels, at 9720 Dean Drive and 9811 Nokesville Road south of Wellington Road and Route 28, in 2021 for a combined $6.6 million, and plans a three-building complex with access from Dean Drive.

The project can be built by right under the site's industrial zoning and includes an additional electric substation. The city estimates it will bring $4 million to $6 million a year in tax revenue. "There were no incentives used by city council to attract these facilities, so this is all net new revenue to our community," said Patrick Small, the city's economic development director.

Small said the city pressed AWS on the building's design because the site is an entryway to the historic downtown: "I know the planning department and my department spent a lot of time with AWS, insisting that...it needs to be one of the nicer looking data centers they've ever built."

The city said in January 2025 that construction had begun. No report since has given a completion date or the building's power capacity in megawatts.
