AWS New Albany Beech Road data center, New Albany, Ohio

AWS New Albany Beech Road is an operating Amazon data center campus at 3180 Beech Rd in New Albany, Licking County, Ohio, on land Amazon began assembling in April 2020 when it bought 112 acres at Beech Road NW and Jug Street for about $21.8 million. City records show two buildings, Building B and Building E, totaling about 516,740 square feet. In August 2025 the city and AWS said the campus had finished two buildings, with the rest expected operating by end of 2025.

Amazon is not done on Beech Road. In December 2022 it bought about 400 more acres along the road for $116.6 million, and filings with the Ohio EPA described up to 29 more data center buildings on both sides of Beech Road NW. In September 2023 the New Albany City Council approved a $3.5 billion tax deal for the first five of those buildings, on about 85 acres, with construction expected from 2025 through 2030.

Amazon gets a 100% tax break for 15 years and 75% for 15 more on the new buildings, but must pay the city at least $352,000 a year, an amount that rises over time. "It's been an incredible easy place to do business", said AWS public policy manager Merle Madrid. The land Amazon bought in 2020 carried its own 15-year property tax abatement, approved separately by the city council.

Tax deals for new buildings on Amazon's Beech Road land go to the New Albany City Council, and wetland permits for the expansion go to the Ohio Environmental Protection Agency.
