Vantage Fredericksburg data center, Fredericksburg, Virginia

Vantage Data Centers is building VA4, a $2 billion, 192 megawatt data center campus in Stafford County, near Fredericksburg, Virginia. Construction began November 6, 2025, on 82 acres, with three two-story buildings totaling about 929,000 square feet, and the first one is scheduled to open in late 2027. VA4 got its permits before Stafford tightened its data center rules in October 2025.

On October 21, 2025, Stafford County supervisors widened the required buffer between data center buildings and nearby homes, schools and the Rappahannock and Potomac rivers from 100 feet to 750 feet. On December 2 they voted unanimously to let five projects filed before the change, including VA4, continue under the old rules. After residents objected, supervisors limited later changes to those "directly attributable" to the approved project, not any "related" change. The Stafford County Board of Supervisors would decide anything more restrictive that affects VA4 directly.

VA4 is Vantage's fourth Virginia campus and its first outside Northern Virginia's Data Center Alley, about an hour away, bringing the company's statewide capacity to 782 megawatts. The project is expected to create 1,100 construction jobs and 50 permanent jobs, and Vantage plans a closed-loop chilled water system to limit the water needed for cooling.
